What Should You Do If You're Selling My House For Cash Buyers?

Selling my house for cash is the one way to get quick cash in a rough economy. Most cash home buyers, company that buys houses for cash and investors, have all the cash in their bank accounts. They simply make an offer when they find your home, and you accept, then they do their homework on the property and can close as little as 2 days. They do not bother to negotiate prices, terms of purchase or financing details. They simply move in and take your house away within a few days for the low price they paid.

For the investor, this is great! They get their initial investment back, walk away from a home that has been evaluated and priced by an expert, and make a nice profit. Unfortunately, many investors don t even close transactions with cash. We call it the "all cash" method. We have all heard the stories of people who have received multiple offers to buy these houses quickly only to have someone from an investor's group to make an offer to buy the house next door or across town almost immediately, sometimes even just hours before closing.

Why would a person or group of investors want to purchase your home so quickly? The answer is simple. Investors make very large profits on short term investment deals. In most cases, they will not receive the full value of the home as an exchange, but they will receive a high enough return that the long term loss is acceptable. In most cases, short sales are not an option for most cash buyers.

The other reason why most transactions close with a bank loan, even if you have the money, is that most investors don t have the means to do the short sale themselves. Most investors prefer working with banks. In most cases, we will have to pay a fee upfront. This fee covers our administration expenses and other charges we incur to complete the transaction.

Now that you know why most transactions close with a bank loan, what is the best way to sell my home without listing in to an investor? Sell the house at the current market value. You will almost always find that most investors will offer more than the property is worth. In most cases, we can recoup most of our investment with a successful short sale. If we have done the proper research and we have found an investor who has reasonable investment capabilities, then we can likely sell the property for less than we paid and recoup our losses with a successful short sale.

If you are selling my house for cash buyers, what should you do? Again, research the type of investor involved. Make sure the offer is reasonable. Follow up with the investor to ensure he is serious about purchasing the home and you are serious about selling the home to cash buyers. To get more enlightened on the topic, check out this related post: https://en.wikipedia.org/wiki/Estate_agent.
